What Types of Tree Survey Are Available in Brading?
Brading properties use three survey types: Tree Condition Reports for general health checks, Mortgage Tree Reports for lender conditions, and BS5837 surveys for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structure and stability of individual trees on a property. Homeowners, insurers and property managers request this report to identify decay, disease or storm damage risk.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report is required when a lender's valuer identifies trees near a property during the survey process. The report satisfies the requirements set by major UK mortgage lenders before funds release.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into grades A, B, C or U, sets root protection areas and produces a tree constraints plan. Isle of Wight Council requires this survey for planning applications affecting trees.
